With a Design/Build approach, we will provide and will be responsible for all of the “design and build” trades that you require, and you’ll only ever be invoiced by us.
Design/Build differs from the more traditional model of Design/Bid/Build, where you would be involved in selecting contractors based on a number of competing bids. In Design/Bid/Build, ultimately the chosen contractor would work directly for you, and would be responsible for the work performed.
In contrast, with Design/Build the bidding and selection process happens behind the scenes. We take the reins to put together a team to complete your work. Contractors report to us, and we report to you. We are responsible to engage, supervise, and pay the contractors, and you are invoiced by Island Efficient Interior Design only.
Ultimately, we accept sole responsibility for the work performed. Naturally, then, selecting and vetting the right contractor for your project is critical to the success of the project. Quality is at the forefront: rarely is a contractor awarded a contract simply because they are the lowest bidder.
Benefits of the Design/Build Approach
Reduced Risk
We take on the responsibility for your entire project, from design through to the final build. This includes being responsible for contracts, coordinating contractors, invoicing, and more, leaving you with minimal risk and less burden if problems arise.
Exceptional Quality
Because we are responsible for the work done by the construction team, they’re held accountable to our very high standards. This results in a team that is just as invested in the project’s success as you are. Island Efficient Interior Design only works with vetted, trusted contractors with a reputation of exceptional quality.
Lowered Administration
Since Island Efficient Interior Design is your sole contact for the entire project, you only have to talk with us to know exactly where your project is at. You’ll have time to focus things other than calling contractors, signing contracts, filing paperwork, and scheduling trades.
Faster Delivery
With a Design/Build approach, you can expect a compressed timeline and faster overall delivery. Your team will be selected based on quality, ability to collaborate, and availability, allowing us to better synchronize schedules and provide a swift, efficient delivery.
